Gladstone Paving for Established Homes

Asphalt paving in Gladstone mostly means renewing pavement on established homes. Gladstone sits at the confluence of the Clackamas and Willamette rivers, about 12 miles south of Portland, at roughly 89 feet of elevation. It incorporated on January 10, 1911, and grew most between 1950 and 1980, from 2,434 residents to 9,500. Since then growth has been slow; the 2020 census counted 12,017 people in 4,943 housing units. With most of the town built out, our work here is mainly driveway replacement, repair, overlays, sealcoating and small lot paving.

Driveways from the 1950s to the 1970s

Much of Gladstone's housing went up in the postwar decades. Driveways from that era were often paved thin over a light base, then patched and sometimes overlaid. By now many are breaking up in the wheel paths, sinking near the garage or crumbling at the edges. When a driveway is in that condition, more patching is not a good use of money. We take out the old asphalt, rebuild and compact the base and repave, and we fit the new surface cleanly against the garage slab, walks and the street.

Wet ground near two rivers

Gladstone averages about 46.3 inches of precipitation a year, and its location between two rivers puts many lots on low ground. Water that sits under or beside a driveway weakens the base over time. On every job we look at where water comes from, including downspouts, neighboring yards and the street, and we grade the new pavement so it sheds water away from the house and the driveway edges.

Chautauqua town

Gladstone's history is tied to the Chautauqua movement, which came to town in 1894 when Judge Harvey Cross leased Gladstone Park for fifty years. In 1896 William Jennings Bryan spoke there to a crowd of 6,000. The Willamette Valley Chautauqua Association lasted until 1927. Some older homes from the town's early years remain, often on smaller lots with narrow driveways where we use compact equipment.

Commercial lots on 99E and near I-205

McLoughlin Boulevard, Oregon Route 99E, runs through the western side of town, and Interstate 205 runs along the eastern edge. Small businesses along these routes have compact lots that need patching, sealcoat and restriping. We phase the work to keep entrances open.

Gladstone Questions

Should I keep patching my old Gladstone driveway?

If it is breaking up in many places, more patches will not last. Replacing the driveway with a rebuilt base is usually the better use of money.

Water pools by my garage. Can you fix that?

Usually, yes. We regrade the driveway so water drains away from the garage and toward the street or yard.

Do you work on business lots along McLoughlin?

Yes. We patch, sealcoat and stripe small commercial lots and keep entrances open during the work.

Can you match my new driveway to the street and garage?

Yes. We set the height at the garage slab and the street edge first, then grade the driveway between them so it drains and the transitions stay smooth.

Is sealcoating worth it on an older driveway?

Sealcoat protects pavement that is still structurally sound. If an older driveway is already breaking up, sealcoat will not fix it, and we will tell you so.
