Tualatin Paving for Homes and Industry

Asphalt paving in Tualatin serves a city that went from a crossroads to a busy suburb in about 40 years. Tualatin had 750 residents in 1970, 7,348 in 1980 and 15,013 in 1990, and it counted 27,942 people in 11,171 housing units in 2020. That means nearly all of its residential driveways and commercial lots were built since the 1970s, and a large share of them are now old enough to need serious attention. We pave and replace driveways, repair and resurface, sealcoat, and pave and stripe business and industrial lots.

From Bridgeport to Tualatin

The settlement was first called Galbreath, after Samuel Galbreath, who built the first bridge over the Tualatin River in 1853; the town became known as Bridgeport. In the 1880s John Sweek platted a town around the new railroad depot and named it Tualatin, and the city incorporated in 1913. The Tualatin River still runs along most of the northern boundary. Low ground near the river and in parts of town stays wet through the rainy months, and pavement over damp soil needs a solid, well-drained base to hold up.

A mastodon under the parking lot

In 1962 a fossilized mastodon was dug up in what later became a Fred Meyer parking lot, and it is now displayed in the Tualatin Public Library. It is a fun piece of local history, and a good reminder of what is under Tualatin pavement: deep, soft valley sediment rather than rock. That is why we take base preparation seriously here. Excavating to firm material, laying and compacting crushed rock, and only then paving is what separates a driveway that lasts from one that ruts.

Industrial and retail lots

The south side of Tualatin is home to many factories and industrial buildings, including a large Lam Research plant, and several knife makers including CRKT and KAI USA are in the city. Bridgeport Village opened in early 2005, mostly within Tualatin, and Interstate 5 meets Nyberg Road at the Nyberg Woods center. Truck traffic and loading areas are hard on asphalt, especially where trucks turn and stop. We patch failed sections, rebuild loading areas with a heavier section where needed, mill and overlay drive lanes, sealcoat and restripe.

Subdivision driveways from the boom years

Homes built in the 1980s and 1990s make up a big part of Tualatin's housing. Their driveways often show cracking near the garage, edge breaks and low spots by the street. If the cracks are mostly on the surface and the driveway still feels solid, an overlay is often a good value. Where there are ruts or soft areas, the old asphalt needs to come out.

Tualatin Questions

Can you pave a truck yard or loading area?

Yes. Areas with heavy trucks need a thicker base and pavement section. We look at the traffic and design the section to match.

My 1990s driveway is cracked near the garage. Overlay or replace?

If the driveway is solid with only surface cracking, an overlay often works. Ruts, soft spots or broken edges mean the base needs work and replacement is better.

Do you restripe retail lots in Tualatin?

Yes. We restripe stalls, arrows, fire lanes and accessible spaces, and schedule it to keep the lot usable.

Can you fix a driveway that floods near the river?

We look at where the water comes from, then regrade or rebuild the low area so the driveway sheds water away from the house and edges.
