Paving in an Older, Compact City

Asphalt paving in Milwaukie is mostly about older pavement on established lots. Milwaukie was founded in 1847, platted in 1849 by Lot Whitcomb as a rival to Oregon City, and incorporated on February 4, 1903. It grew most quickly in the postwar decades, from 5,253 residents in 1950 to 16,444 in 1970, and has stayed close to 20,000 since; the 2020 census counted 21,119 people in 9,596 housing units. With little new land to build on, most of our Milwaukie work is replacing, repairing and resurfacing driveways and small lots that have been in place for decades.

Driveways from the 1950s and 1960s

Homes from Milwaukie's biggest growth years often have single-car driveways that were paved thin, over a light base, and patched many times since. They also tend to have tight clearances: a fence on one side, the house on the other, and a sidewalk or ditch at the street. When the asphalt is broken into pieces, sunken in the wheel paths or crumbling at the edges, the base underneath has usually failed, and the right fix is to remove the old surface, rebuild the base and repave. We bring equipment sized for narrow drives and protect lawns, walks and foundations along the way.

Low ground by the river

The city sits along the Willamette River at about 154 feet of elevation, and much of it is fairly low and flat. On flat lots, drainage has to be built into the pavement. We set a slight crown or cross-slope so water leaves the surface, keep the low side from draining toward the house, and tie into existing gutters or yard drains where they exist. A driveway that holds water after every rain will not last, no matter how thick the asphalt is.

A town that changed with light rail

MAX light rail reached Milwaukie on September 12, 2015, when the 7.3-mile Orange Line opened between Portland and the city. Downtown has seen redevelopment since, and McLoughlin Boulevard and Highway 224 carry heavy traffic past small businesses, shops and apartments. Commercial lots here are usually compact, with tight turns and shared access. We patch failed areas, overlay worn lanes, sealcoat and restripe, and plan the work so a business can stay open.

Cherry history, modern upkeep

Wikipedia notes that the Bing cherry was developed in Milwaukie by Ah Bing, an orchard foreman working for Seth Lewelling. Some older properties still have the deep lots and long back drives that came from that orchard past. Long, narrow driveways like those often need both repair and better edge support, since the edges are where the asphalt breaks down first.

Milwaukie Questions

Can you fit equipment in a narrow Milwaukie driveway?

Usually, yes. We size equipment to the job and protect fences, lawns and foundations on tight lots.

Why does my older driveway keep breaking up after patching?

Patches only fix the surface. If the base under an old driveway has failed, the asphalt will keep breaking around it. Rebuilding the base and repaving is the long-term fix.

Do you pave small business lots along McLoughlin?

Yes. We patch, overlay, sealcoat and stripe compact commercial lots and phase the work to keep them open.

Can a flat Milwaukie driveway be made to drain better?

Yes. When we replace it, we build in a slight crown or cross-slope so water runs off toward the yard or street instead of sitting on the surface.
