Lots That Drain and Carry Trucks
Parking lot paving is driveway paving at a larger scale with heavier loads and less room for error. A lot takes daily car traffic, delivery trucks and garbage trucks, and in Portland it has to move a lot of rainwater: about 37 inches a year at the airport and over 44 downtown, concentrated in the winter months. Lots that fail here usually fail at the low spots near drains, where water sits, and along the truck routes, where the base was not built for the load.
New lots and rebuilds
A new lot or full rebuild starts with grading so every part of the surface drains toward inlets or the edge, then a compacted stone base sized for the heaviest vehicles that will use it, then hot-mix asphalt placed in one or more lifts. Truck routes, dumpster pads and loading areas get a heavier section than car stalls. HomeAdvisor's figures run about $2 to $4.50 per square foot for an asphalt lot and roughly $400 to $1,130 per parking space.
Repair, overlay or rebuild
Not every worn lot needs to come out. Lots with a sound base and surface wear can be patched where needed and overlaid. Lots with widespread alligator cracking, ruts and standing water have a base problem, and the failed areas, or the whole lot, need to be rebuilt. We map the lot at the estimate and price the options side by side.
Keeping you open
We phase larger jobs so part of the lot stays usable, plan around your busiest days, and keep entrances and accessible spaces available as long as possible. HomeAdvisor notes a full lot installation can take two to four weeks depending on size and weather; repairs and overlays are much faster.
Driveways, permits and striping
Commercial driveways connecting to City streets fall under PCC 17.28.110 and TRN-10.40, and lots on state highways or county roads involve ODOT or the county. When the lot is restriped, the 2010 ADA Standards apply to the number and layout of accessible spaces. We plan both into the job.
Upkeep
HomeAdvisor gives asphalt lots a lifespan of about 20 to 30 years with routine care. That care is crack filling before winter, sealcoating every few years in dry weather, and repairing failed spots before they spread.

Parking Lot Paving Questions
How much does it cost to pave a parking lot?
HomeAdvisor puts asphalt lots at about $2 to $4.50 per square foot, or roughly $400 to $1,130 per space; a 10-space lot runs about $10,000. Base repair, drainage work and phasing affect the total.
Can you work while we stay open?
Yes. We phase the work so part of the lot remains open and schedule around your busiest times.
How long does an asphalt parking lot last?
HomeAdvisor gives about 20 to 30 years with routine care: crack filling, sealcoating every few years and prompt repairs.
Do we need to add accessible spaces?
When a lot is restriped, the 2010 ADA Standards apply. A lot with 1 to 25 spaces needs at least one van-accessible space, and the number rises with lot size.
