Paving Driveways on West Linn's Hills

Asphalt paving in West Linn is mostly residential, and the city's own motto explains the challenge: City of Hills, Trees and Rivers. West Linn sits between the Willamette and Tualatin rivers at about 679 feet of elevation, higher than neighboring Oregon City or Lake Oswego, and many homes sit on sloped, wooded lots. The city had 27,373 residents and 10,491 housing units in 2020, and 78.9 percent of occupied homes were owner-occupied. We pave and replace driveways, make repairs, resurface, sealcoat and handle small lots.

Sloped driveways

On a steep driveway, every part of the job matters more. The base has to be compacted in layers so it does not shift downhill. The asphalt has to be rolled while it is still hot enough to compact on the slope. The edges need support so they do not crumble. And the water has to go somewhere other than the garage. West Linn averages about 44.37 inches of precipitation a year, so on a sloped drive we plan the runoff path as carefully as the pavement, sometimes with a slight crown, a shaped edge or a transition that turns water off toward the yard.

Shade, moss and roots

Tall trees are a big part of why people live in West Linn, and they are hard on pavement. Shade keeps asphalt damp, moss and needles hold water on the surface, and roots lift and crack driveways near the trunk. We cut out root-lifted sections and repave them, set edges back from trees where we can, and recommend clearing debris regularly. Sealcoating helps shed water from a shaded surface, but it needs a dry, warm stretch to cure, so we schedule it for summer.

Growth since the 1950s

West Linn incorporated in 1913 and merged with the town of Willamette in 1916. It was a small city for decades, with 2,945 residents in 1950 and 7,091 in 1970, before growing to 16,367 by 1990 and 22,261 by 2000. Driveways from the 1970s and 1980s are often due for full replacement now, while those from the 1990s and 2000s are good candidates for crack filling, sealcoat or an overlay. Former townsites and neighborhoods like Willamette, Bolton, Cedaroak, Marylhurst, Hidden Springs and Tanner Basin each have their own mix of lot sizes and slopes.

River history

The settlement was renamed Linn City in 1845, and a major fire and the Great Flood of 1862 ended it. The Willamette Falls Locks opened in 1873 and closed in 2011, and the Willamette Falls Pulp and Paper Company began running in 1889. Older homes near the river in the Willamette and Bolton areas often have narrower drives and older pavement that has been patched many times.

West Linn Questions

How do you keep water off a steep driveway into my garage?

We shape the driveway so water turns off before the garage, using a crown, a shaped edge or a transition at the bottom, and we make sure there is somewhere for that water to go.

Can you repair driveway damage from tree roots?

Yes. We cut out the lifted section, deal with the root where it is safe for the tree, rebuild the base and repave.

How do I keep moss off my shaded driveway?

Clearing needles and debris often and sealcoating every few years helps the surface shed water. Shade will always keep it damper than a sunny drive.

Can you pave a driveway with a sharp curve?

Yes. Curves take extra stress from turning tires, so we compact carefully there and make sure the edges are well supported.
